We tell you up front what is in scope and what isn't. We self-perform the renovation and bring in licensed trades we trust for the rest. If a project needs a specialist we don't carry, we'll point you to people we'd hire ourselves - and you'll know exactly who is doing what.

  • Written scope first
    You get the full scope in writing before any work starts - no vague handshake deals.
  • Licensed trades only
    Electrical, plumbing, and mechanical go to licensed partners we coordinate, not unvetted day labor.
  • Permits and inspections
    We pull the permits and schedule inspections - that's our job, not yours.
  • No surprise change orders
    A change order only happens if the scope actually changes, and you approve it first.
  • Specialty work, referred
    If a job calls for a trade we don't self-perform, we refer someone we'd hire ourselves.
